Message us on WhatsAppAs a non-Indonesian, you essentially have two legally secure options. The simplest is the leasehold model (Hak Sewa): you notarize a lease on the land for 25–30 years, have the contract registered in the land registry, and already agree on extension options (often 20 + 25 years).
Alternatively, you can establish a so-called PT PMA (an Indonesian limited liability company with foreign ownership) or join our existing PT PMA. In some cases, this company also holds the Hak Guna Bangunan (HGB) title — equivalent to building ownership for up to 80 years.
Before every purchase, we check the land registry, building permits, and zoning regulations. We also accompany you to the notary, so in the end, all you need to do is sign — conveniently online from home.
Our project calculations are based on real Airbnb and Booking.com data from comparable villas in Sanur and Seseh.
Under conservative assumptions — 50 to 70 percent occupancy and average nightly rates from comparable properties, after deducting all costs — we achieve 7–11 percent net annual returns.
Even in a stress scenario with only 50 percent occupancy, the return would still be around 5 percent.
For ongoing management, guest services, and complete online marketing, we charge 12–15 percent of your gross rental income.
In addition, there are annual land and building taxes, a maintenance reserve of about 0.5 percent of the investment value, a small Banjar contribution to the local village, and building insurance.
The Indonesian income tax on holiday rentals is 10 percent of net profit and is automatically handled by us.
Depending on your preferred rental model, these values may vary.
Absolutely — that’s even encouraged. With our projects, you can simply block as many days per year as you wish for your private stay, provided we know your preferred dates about two months in advance so we don’t accept bookings.
If you stay longer in your property, the only impact is the missed rental income; there are no tax implications.
We can finance up to €120,000 with good creditworthiness — without requiring additional collateral or equity.
For higher amounts, you’ll need to provide either additional equity or collateral in the form of a property in Germany. There are many options available here.
